How does the rental application process work?

There are basically two ways to submit an application for a rental apartment or house.  The first way is to fill out the quick “Opt-in” form on this website.  Your contact information will be forwarded to us automatically and we will contact you within 48 hours to discuss available options.  The second method is to click on the Tenant Application tab on the ribbon at the top of the page.  You will be redirected to a Tenant Application portal to complete a full rental property application.

What sort of houses/apartments do you rent out?

We typically look for single family homes and multi-family homes up to 4 families.  While our current inventory is mostly duplex style apartments we continue to look for single family properties that fit well with our portfolio.  Also, we are part of a local landlord association and if we do not have what you are looking for we can put you in touch with others who may have just the property you are looking for.

What  condition, area, and price range are your typical properties ?

We pride ourselves in maintaining rental properties that are in good condition.  When we purchase a less than desirable structure to be used for a rental property we upgrade the property .  Our goal is to have the best properties on the block and to help to bring up the value of the neighborhood by making smart choices in the work that we do and the materials that we use.

FPT Home Solutions is a real estate investment and solution company. We are property acquisition specialists that buy houses.  We have a couple of strategies.  First, we buy to renovate and then sell.  Second, we buy and hold for rental income.  When we buy rental properties if they need renovation we do that before we lease them out.

How does a typical lease work?

Typically we enter into a one year lease.  First and last month’s rent is usually the norm.  We do not allow pets.  Freeport, IL is a junior college town and we may possibly enter into monthly leases in order to accommodate students who will not be here an entire year.

The application form is very lengthy asking a lot of personal questions.  Are all of these really necessary for a rental?

Yes.  All of this information is important for us.  We pride ourselves in bringing in good renters that keep up their apartment or property.  If you move into an adjoining apartment I am sure you would appreciate a neighbor who does not infringe on your privacy.  The information is necessary to investigate the prospective tenants to find the best renters, neighbors, and citizens that we can find.  In turn we try to provide them a quality rental that makes them proud to invite friends and family over.

Is my information kept confidential?

ABSOLUTELY 100%! Your privacy is of the utmost importance to us. Any information you provide is completely confidential! If you want to deal with a reliable, reputable company who will treat you with professionalism, understanding, and respect – YOU HAVE COME TO THE RIGHT PLACE!

If I know of someone else looking for an apartment or home for rent does your company offer a referral fee?

YES! But only for our own properties.  The prospective tenant must pass the background check and be accepted as a tenant.  Once a lease is signed you will be eligible for $25 off your rent for the next 4 months as long as that tenant stays in place for that period of time.

What if I get behind on my rent?

We generally give a discount for rent paid on time.  However, if you are in a temporary situation and need some understanding you must communicate with us before the rent is 5 days past due.

How can the rent be paid?

There are a couple ways you may pay your rent.  We are set up on-line so that you can pay using your computer or smart phone for convenience.  Of course there is still the old school method of putting the check in the mail.
